Will My Plans Be Ready For Permitting?
Yes they will! The plans you purchase will be signed and sealed by a licensed Professional Engineer. The plans will be ready for you to submit to the building department. Keep in mind, there may be additional items you need for permitting like energy calculations, site plans, etc. We recommend contacting your local municipality to learn more about the requirements in your area.
What Is A Hand Framed/Conventionally Framed Roof?
A plan set showing how carpenters carry raw lumber specified on the plan, up a ladder and nail these pieces together. This creates a roof shape and ceiling shape in the air, along with any special connectors required to be installed.
On almost every building, the interior walls will be used to support the hand framing. This causes those walls to become bearing walls. The Engineer of Record on the project will need to review and make any necessary changes to the now bearing walls after the hand frame plan has been completed. This could potentially change the foundation plan also.
